Long Beach is large enough that pest pressure changes by the mile. Downtown and the 90802 core are mid-rise and high-rise multifamily over commercial ground floors, with a working port and rail corridor to the west. Belmont Shore and Naples are older beach stock: 1920s and 1930s Spanish, Craftsman, and duplexes packed onto narrow lots with alleys behind them, and in Naples, water on three sides of most blocks. Bixby Knolls and the north-side neighborhoods are post-war single-family with raised foundations and mature trees. Scattered across all of it are thousands of mid-century apartment buildings.

Each of those creates a different job. The older beach neighborhoods are the termite center of gravity. Original 1920s framing, salt air, deferred exterior paint, and deck and patio wood in steady contact with damp ground make both drywood and subterranean termites routine, and a resale inspection in the 90803 area often turns up activity or prior damage. The port, rail lines, and alley-served blocks sustain a persistent rat population that moves along fence lines, overhead utility runs, and palm trees, then enters at attic vents, roof-to-wall gaps, and sewer penetrations. German cockroaches spread unit to unit through shared plumbing walls in the older apartment stock. Restaurants downtown and along the waterfront keep fly and roach pressure high on the blocks around them. And the marine layer never really lets exterior wood dry out.
